1. What reservations should I book? 
In general, we will not be providing specific guidance on which units to book for rent. That is up to you.  Everyone has his or her own tricks and they vary greatly.  We can provide you with the following input:
The greatest rental demand is for families traveling with children.  Think about where and when families want to travel and the size of units they require.  Holidays are often times good dates to book.  But, not all locations are equal.  Think about where you want to go for specific holidays.
Some locations are only good for adults.  Winter destinations are examples.  Retirees do not require 2 bedroom units.  Keep that in mind when booking reservations.
We will list partial week stays if you are interested in booking Sunday-Thursday reservations or holiday weekends.  It may be possible to net a higher amount per point using this strategy.  However, keep in mind that most families want to book full week stays.  Saturday check in is the most popular.
We recommend that you book a reservation that you can use or exchange.  We cannot guarantee that your unit will rent, but you can always withdraw it from the program at any time as long as it has not yet rented and you give us ample notification.  Just remember that you lose your points if a reservation is canceled less than 10-days from check in.
7-night reservations yield about the same rental rate as 8-night reservations.  Booking two weekends is not advisable.

2. How should I price my timeshare for rent? 
Pricing is an art form.  It all depends on the supply and demand of a given week at a given destination.  Our experience is that most resorts rent in the $.08-.12/point range as a general rule of thumb.
Some rentals for special weeks will rent for more than $.12/point.  Daytona 500 race weeks are good examples of that principle.  The same is true of prime holiday weeks.
Other weeks will rent for less, but will have greater demand.  This means you have a higher probability for renting your unit even though it will rent for a lower price.  This is true for the Fountains and Orlando Sunshine Resort.  The same is likely to be true for Las Vegas and Williamsburg when those resorts become available for booking.
We reserve the right to reject any listing if the owner’s asking price is over priced for the market, as we understand it.  We want to maintain as much as possible a website with marketable timeshares for rent.  We believe this will serve our owners the best.

3. What are the agreements I need to sign? 

There will be 3 agreements you need to sign during the rental process:
a) The first is the listing agreement.  This is the agreement that describes our role in renting your timeshare unit and the fees that you are charged for those services.
b)

The second is a relinquish agreement.  This authorizes the resort to release your reservation to us so that we can put a guest into the reservation and so that you cannot cancel the reservation once it is rented.  This is very powerful for the renter to know that you cannot just cancel the reservation after it is rented to them.

c) The third is the rental agreement when we secure a renter for you.  It will specify the terms of the agreement.  Please note that any sales or occupancy tax due to local States and municipalities is the sole responsibility of the owner.  Some jurisdictions collect them directly from the renter.  Some require payment by the owner.  Some do not require the collection of these taxes at all.

4. Can I rent my own unit myself?
When you list your unit with us, you sign a relinquish agreement that allows us to place a guest in your unit. It does not mean that you cannot rent your week yourself or with another provider.  We only collect a commission if we find you the renter.  So, if you find a renter using another venue, you just need to contact us ahead of time to determine whether or not your week has rented.  As long as it has not yet rented, you can withdraw it and offer it to another party for rent or to use yourself or cancel it.  You need to receive written confirmation from us before the reservation is actually released. 

5. How are payments collected?   

We collect and escrow all rental payments upfront from the renter and we only rent the whole reservation.  This will ensure that you always receive full value for your reservation.  We will accept credit cards, PayPal, personal checks, money orders and certified checks from most US financial institutions.  We will disburse funds within about 2 weeks from check out.  The good news is that once a unit is rented, you will receive payment from our escrow account unless the unit is for some reason not available to the renter during their stay.

6. Can you accommodate change requests for my listings?
We will accommodate reasonable change requests to rental ads for items such as pricing.  However, we reserve the right to charge a $10 change fee for owners who request an inordinate number of changes in a short period of time.
