Considerations:
The LMG Realty Group Advantage is that we specialize in buying, selling and renting Bluegreen Points packages. As a result, we have a client base that is constantly upgrading their ownerships and an extensive broker network that is always looking for Bluegreen Point package inventory. When potential Bluegreen point customers contact us, we earn their trust by offering them the most up to date information available on policies and procedures for adding and upgrading points to their accounts. We know the specifics for combining and upgrading accounts and getting developer benefits such as VIP Bonus Time and Preferred Member levels (Gold and Silver). So, we can provide the right advice to clients for achieving their specific objectives. This translates directly into more options for you to sell your Bluegreen Points.

We have NO UPFRONT FEES and we only earn a commission when we find a buyer for your points. All you do is provide us with information about your ownership and how much you would like to net in a sale of your points and we will provide you with a realistic assessment of your specific situation.

Listing and Selling Process:
To list your timeshare with LMG Realty Group, you provide us with the following information for the listing agreement:

1) Your name, address, telephone and email as Bluegreen has it in their system.

2) Your resort name, deeded week and unit number, current year maintenance fees, anniversary date for your points, number of annual points, number of points remaining in your account.

3) Any outstanding mortgage amount.

4) Desired Net Proceeds. You tell us the amount you would like to net in a sale and we will help you determine the best listing price to help you sell your timeshare.

We use that information to prepare a listing agreement, which will allow us to advertise your timeshare and verify the details of your ownership so that we can adequately represent it to potential buyers.

When a potential buyer inquires about your timeshare, we provide them with information regarding your unit as well as information about the Bluegreen Vacation Club and how it works. When a potential buyer presents an offer, we share all offers with you for your consideration. You can accept, counter or reject the offers.

If you accept an offer, we prepare purchase agreement and disclosures for both the buyer and the seller. All documents are sent to LMG Realty Group along with any required deposits, which will use to open escrow. Our preferred closing agent is Boca Raton Title.

Once escrow is opened, estoppels and title searches are done so that closing documents can be prepared. Those documents are then sent out to the buyer and the seller for signature and a target closing date is established. Once all documents are signed, notarized and returned, closing can take place.

The entire process from date of contract takes roughly 60-90 days depending on how busy Resort Title Agency is and how fast buyers and sellers can get documents and purchase funds returned. Once escrow is closed, funds are dispersed to the seller and to the brokers. It takes approximately 7- 14 days after closing for the new owner to have points in their account.
